Overall Purpose of the Post: The Facilities Maintenance Person will be responsible for the general maintenance and repairs of the building, the hydrotherapy pool, plant room areas and grounds at Enable Ireland Cavan Services. They will also provide pool attendant duties for which specific training will be provided if required. This role is to ensure the smooth operation and maintenance of our facilities to a high standard, in compliance with Health & Safety legislation and protocols.

Duties: Premises Maintenance

  • Track all incoming maintenance requests and update request tracker. Register and track completion of works
  • Develop and maintain a preventive maintenance programme
  • Maintain the upkeep of buildings and grounds as well as anticipating long, medium and short-term improvements and maintenance issues.
  • Liaise with service manager to schedule all works based on priorities
  • Maintain the building fabric to a high standard which will include painting and decorating and other general repair and maintenance work.
  • Perform gardening duties as required
  • Act as point of contact for ongoing contractor work within the service
  • Request and review quotes for the completion of works for submission to service manager
  • Oversee contractors and ensure their work is to a high standard ensuring they are site inducted and work to the site work permit system and procedures
  • Ensure work is carried out in compliance with legislation and Health & Safety protocols
  • Work closely with department managers and staff to ensure that all issues are dealt with in a timely manner
  • Ensure all service contracts and check sheets are kept in date and stored
  • Ensure statutory and non-statutory logs are kept up to date (including emergency lighting, Legionella and fire safety equipment)
  • Respond in a timely manner to verbal and written requests
  • Ensure company operating procedure is adhered to
  • Report any unsafe activities or risks promptly to the Manager
  • Support and participate in the DOS area assigned local site management group.
  • Keep up to date with relevant Health & Safety training.
  • Carry out departmental stock control, ordering and receiving supplies
  • Ensure the general upkeep of the grounds, car park area, playground and associated signage
  • Move furniture and equipment as required.
  • Opening & closing of premises with occasional weekend cover.
  • Act as keyholder for building security purposes

Hydrotherapy pool, plant room

  • Work as the pool attendant where you will have overall responsibility for all aspects of maintaining the pool environment such as water testing, cleanliness and scheduling of pool maintenance.
  • Provide lifeguard cover to the pool during the assigned times. Training will be provided in Water Safety and pool maintenance.
  • Ensure all pool equipment is kept fully operational and is cleaned after use, as appropriate
  • Ensure hazards and risks are identified, documented and addressed appropriately in a timely manner
  • Ensure the pool and changing areas are well maintained and kept in a neat and presentable condition and all equipment and resources are maintained in line with standards.
  • Observe behaviours and ensure that the highest standards of public safety are maintained and issues are managed in a timely manner.
  • Ensure that all pool documentation is kept up to date and in line with information management policy and procedures
  • Coordinate refuse, recycle and shredding collections. To minimise exposure to breaches of GDPR, strict compliance is required In the course of carrying out the duties of this job and working with others. This will include but is not limited to compliance with Enable Ireland’s suite of GDPR Policies & Procedures, attending all GDPR Training sessions and ensuring personal responsibility for implementing safeguards and measures as directed.

Terms & Conditions: Responsible to: Children’s Disability Network Manager or delegate Probation: A probationary period of 6 months applies, wherein three probationary meetings will take place to review your performance and suitability for appointment. The probationary period may be extended or terminated for any reason at Enable Ireland’s discretion.

Salary: The current salary scale for this post is €28,952 to €32,189 pro rata per annum. This pay scale is subject to increases in 2024 in accordance with the recent WRC interim agreement (Ref CAM -100101-22 ) towards enhanced pay adjustments in Section 39 organisations.

Annual leave: Annual leave entitlement is 30 days pro rata per annum and proportionately less for less than 12 months service. Pension Scheme: Enable Ireland operates a contributory pension scheme which all employees may join on earlier of 1st July or 1st January following start date. Medical: The successful candidate will be required to undergo a medical assessment. Garda Clearance/Police Clearance: These will be required for all prospective employees who will undertake relevant work or activities relating to children or vulnerable persons. Sick Pay: (If applicable) Redeployment All periods of sickness exceeding two days must be medically certified. Weekly medical certificates are required thereafter. The Company reserves the right to have you examined by its own Doctor after 3 months continuous sick leave. Upon completion of 6 months continuous service with the Company sick pay will be as follows:

Full pay less social welfare for the first 13 weeks of sickness in any 12 month rolling period and half pay less social welfare for a further (13) weeks of sickness absence in the same 12 month rolling period In exceptional circumstances the organisation reserves the right to redeploy you to an alternative role that is suitable to your skills and experience.
